Here is a detailed synopsis of what Curated Transactions offers our clients from prelisting to after closing! We’re called Curated Transactions for a reason, we aim to fill the gap between brokerage offered, in house transaction coordinators and salaried assistants. We want to customize our services to fit your business and serve you and your clients. We start with our thoughtfully created, extensive & detailed checklist, and then add or take away what suits you.

PRELISTING

  • Once you have an Exclusive Right to Sell agreement signed and a prelisting form submitted, our first step is to set up a file in our transaction management software and confirm we have a detailed timeline to make sure everything is ready by coming soon or active date. We will promptly order an O&E from your preferred title closer.

  • We’ll draft all necessary brokerage & property disclosures per Colorado compliance standards. Once they’re fully executed we will save them to our secure file management system and any required prelisting compliance is submitted to your brokerage or confirmed.

  • We’ll introduce ourselves to your client, explain our role, set expectations, send out disclosures and guide them on upcoming next steps. It is a CT best practice to have all disclosures signed by the sellers prior to going active.

  • We ask our agents to notify us of scheduled prelisting tasks such as photography and staging, we’ll keep the clients notified and informed on how to best prepare for these things. We are happy to schedule sign installation & assist with other coordination if needed.

  • We’ll get your listing added in the MLS including uploading necessary disclosures, supplements, photos, & videos. We will use public records, past listings, photos, and our experience to complete a majority of the input. We will notify you when it's ready for your careful review, descriptions, and remarks.

  • We’ll add your listing to your showing service with necessary instructions. We can either work with you to obtain those details or directly with your client.

CONTRACT TO CLOSE

  • Upon Under Contract Form submittal our services begin. We start by setting up our Transaction Management file in Aframe, we can enable text or email reminders for all deadlines, and we’ll get CTM organized & ready for the life of the transaction. We update status, ecalendar, & econtact sheet.

  • On listings, our next step is to prepare disclosures for the buyer & introduce ourselves to their agent. This begins with a flawless prelisting process, having disclosures prepared in advance and signed by the sellers as well as clients that are informed of what is to come is important in providing all parties with a great experience.

  • If the buyer is using a loan for purchase, we will stay in touch with the lender to confirm everything is on track. We will send them any applicable amendments (price change, date change, etc) throughout the transaction. We will also contact them prior to important deadlines if we haven't received necessary documents, confirmation, or communication.

  • We stay in close contact with the title closer and make sure they have everything they need from us. We will send them any amendments that are pertinent, like date changes or credits. We will work with you, your seller, and title to get closing scheduled whether it be a mailout, virtual signing, or in person. In the event that a contract is contingent on the buyer's home selling, we also stay in touch with the title company for that sale and confirm that closing is on track.

  • We will track all disclosures for signatures. Upon all necessary documents being fully executed we will submit compliance to your brokerage and obtain a CDA on your behalf. Once approved, we'll get your CDA to the title company and confirm everything is set for closing.

  • Our amazing transaction management tool can send text or email reminders for all deadlines. One of the greatest impacts a transaction manager can have, is to be a second set of eyes. We expect to be CC'd on all communication and to remain up to date on contract changes. Doing this helps us to avoid asking questions that we don't need to, but gives us the opportunity to flag a deadline if we haven't seen anything in regards to it.

  • Our Contract to Close service offers very helpful & informative emails that will be sent to your clients. We prepare them for each step. We can put anything that is vital or needs a response in bold, but give additional information if they want it. This caters to a variety of clients, for more seasoned sellers, they do what or read what is in bold, and for first time sellers, they may choose to read all the information provided to be as prepared as possible.

  • Most of our agents add thoughtful touches throughout their transactions, we’re happy to coordinate those. We are happy to work with you develop these types of additions to your business as we believe it makes an impact to remind clients that not only are you overseeing the logistics and working hard, but that you’re there to support and encourage them through something that is usually full of emotion.

  • Upon closing, we'll update the MLS for listings. Submit post-closing compliance. And thank everyone for their commitment to getting us to the closing table, smoothly. We can update your clients contact information, and add them to beyond-closing services you offer. We will provide all settlement statements at the end of the year if requested.
